For those interested, this program uses the center of zip code coordinates.    From this, it uses this equation to calculate the distance to the repeater.

If you assume that the other station has a height of 10', and the 146.760 antenna is 160' (Above Sea Level) on the U of Miami, the total line of sight distance is 22 miles.   Any more than that and you can pretty much expect we're enjoying some ducting.
